Application Process

Application Process

  1. Usually during the initial inquiry of a rental property, a staff member will take you through the pre-qualification process. This is done over the phone and consists of several questions about you and any other adults who would be on the lease. These questions are similar to those on the official application and are meant to help you decide if the property could be a good fit for you. See our Rental Applicant Qualification Requirements page for a detailed list of criteria.
  2. If it is determined that all criteria are met during the pre-qualification process, a showing can be scheduled. A staff member or agent will contact those qualified prospects to schedule an appointment. Note: It is suggested that all occupants come to the showing.
  3. Once you have visited the property an agent will review the requirements for the specific property. At that time you can choose to move forward with an application.
  4. Each adult over the age of 18 (ex. husband and wife) planning to occupy the property must submit a completed application along with a non-refundable $50 application fee..
  5. A completed application consists of ALL of the following:
    • Application Process and Leasing Qualifications Form
    • Information About Brokerage Services Form
    • Residential Lease Application with Employment and Rental References
    • Valid Driver’s License, or Government Issued ID
    • Recent Pay Stub’s or Tax Return (if self-employed) to verify income
  6. Once all required information for your application is received, we will continue by doing the following:
    • Process your application
    • Review your credit report
    • Review your criminal report
    • Verify your employment
    • Verify rental history
    • Contact the property owner for final decision
  7. Once a decision has been made, you will receive notice immediately. 
    • Denial: A letter will be emailed and/or mailed to you with the reason for denial. Please remember, all applicants are subject to the same criteria. For the protection of our clients, the property owners, our policies are strictly adhered to.
    • Acceptance: You will be contacted and offered the property for rent. We will schedule an appointment for lease signing. This could be well in advance of move-in but at least 5 days before. At lease signing all move-in funds are due (rent, security deposit, pet fees) and will be paid through your online tenant portal which will be set up at lease signing. *The property will remain on the market until a lease is signed and funds clear.*
  8. On move-in day, you will come by our office and pick up your keys and welcome packet.
